Los Flamencos

Among all the promotions we have developed, there is one which outstands because of the special effort made in order to integrate the residential in the natural environment, this promotion is Los Flamencos. Keep reading if you want to know more about our project!

  •  Does the project have work permit?

Yes, granted by Cartagena’s city hall on December 20th 2017.

  • Does the project have the approval of the Autonomous Community’s Environment Office?

Yes, the Environment Socio-economic Impulse Office (in Spanish OISMA) issued a favourable report in December 2015 and other two explanatory and confirming reports for the City Hall of Cartagena in August and december 2017.

  •  Is the project affected by the Urbanistic Moratorium requested by the Regional Assembly of Murcia?

In no case, as the motion approved by the Regional Assembly in February 2017 excludes from the moratorium the developments in consolidated urban grounds, as in the case of the plot of Los Flamencos, located on the Playa Paraiso PArtial Development Plan. 

  • Which designation has the floor in which the construction is going to take place?

The plot is designated as consolidated urban ground or plot of land, so it has all the necessary urban facilities: vehicular access, sewer, public lighting, electricity, water, sanitary facilities and telecommunication access network. 

  • Is the area prepared to absorb all the residential consumption?

As it is consolidated urban land, all the services are foreseen, because it is land planned to accomodate a 20% higher volume of population. For the treatment of sewage that may be generated, there is an EDAR (which in Spanish stands Sewage Treatment Plant) located a few kilometres from the residential. 

  • Has the limit suitable for building been respected?

Yes, moreover there has been a voluntary reduction of 20% of the allowed buildability and a considerable number of homes that have not been built.

  • What is the distance from the sea?

The building is 200 metres from the Mar Menor

  • Is there going to be construction in a protected natural area?

In no case, Los Flamencos is located in a plot designated as consolidated urban land, with all the services and supplies planned. The residential is beyond the Green Buffer Zone planned by Natura Network 2000. Besides, it has been contemplated the location of the building in a perpendicular line to the Marchamalo Salt Lake, identified as the best one by the Environment Socio-economic Impulse Office (in Spanish OISMA).

  • What measures have been taken to reduce up to the minimum the impact of the building in the environment?
  1. Occupation of only 15% of the plot with the building (the regulation allows to occupy 40% of the allowed buildability).
  2. Reduction of 20% of the allowed buildability.Setback of the building 100 m. from the line of Public Property (200 m. from the Mar Menor). Along all the area adjoining the green buffer zone, there will be a mixed acoustic barrier consisting of a metre high solid plinth, translucent glass and sound-absorbing trees formed by autochthonous vegetation with verified origins. Anti-pollution lighting system, with high efficiency low height lamps and, mainly beacons and always projecting the light to the ground to avoid light pollution in the celestial vault
  3. Intensive use of wood, ropes and sand in the design of the common area.
  4. Exterior fence of the parcel in wood, similar to the one used for demarcating natural environments. 
  5. The building is protected thermic and acoustically with a EIFS cover (in Spanish SATE, Exterior Insulation Finishing System), which allows a considerable saving in the consumption of energy in the residential complex. 
  • What measures have been taken to respect the environment during the construction phase?
  1. It is forbidden to make big movements of land during the period of nesting of birds, which includes the period from the 1st of March to the 1st of September
  2. It is forbidden the pass of vehicles and working staff along the green buffer zone with the salt lakes. 
  3. The use of sand and gravel will be limited, using intensively sheets of sheetrock, as well as concrete manufactured in factory and stabilized mortars.
  4. It will be forbidden the access to the working site of vehicles that do not have updated the gas emission revision, noise emission and technical inspection.
  5.  There won’t be maintenance works of the machinery in the working site with the aim of avoiding oil spills on the ground.  
  •  Who will watch over the compliance of the environmental regulations?

All the environmental measures will be certified and watched by an external company of Environmental Control that will inform directly the OISMA. 

  • Has the ecological footprint of the building been taken into account in its construction?

Both in the election of construction materials (natural and recyclable once the life cycle of the building is over), and in the eco-efficient design of the homes, we have tried to reduce the environmental impact to the minimum. Waste material will barely be generated during the construction and the use of sand and gravel will be limited. 

  •  What measures have been taken in order not to affect the area's birdlife?
  1. During the construction, we will respect scrupulously the prohibition of carrying out big land movements in the bird nesting period, which span the period from 1st of March to 1st of September.
  2.  The glass will never have mirror effect to avoid confusing or blinding the birds. 
  3. In special cases, there will be anti-glare butyral sheets installed inside the glasses. There will not be paper bins installed in all the enclosure to avoid attracting invasive species.
  • Why are we a Nature Residential?

The Residential Los Flamencos is born with a philosophy of respect and integration that goes beyond what is legally demandable. It invites to live in communion with the nature with the maximum respect. A respectful construction, fruit of a detailed study by a multidisciplinary team. 

The commitment extends to the coexistence model with the environment that promotes: absence of grass areas that require a lot of water, only autochthonous vegetation, fostering the use of bicycles as means of transport with bicycle parking racks throughout the whole residential and adapted garages so that any owner can feed their vehicle with electric charge. 

In the common areas, a system of collection and reuse of water rain has been installed for its use in the watering of the parcel. In the environment of the building there will be signposting installed regarding the obligatory nature of the excrements pick up and respect for the existing tracks and paths. 

Every owner will have a home book which will collect a series of tips and recommendations to make a suitable and responsible use of the energy and hydrological resources, as well as the right waste management. The building has a high energy Certificate with a reduction of energy consumption and emissions of up to 75% over the traditional home.
